I bought 3 BR apartment across the Hudson River 3 years ago(Edgewater, NJ) And 3 years ago they said ( Who the hell are 'they' anyway?) that the market is just about reaching bottom. Someone here says, wait only 6 more month ? Stop guessing, no one really knows the answer anyway. If you have the money , invest. why wait ? and for what?

Tons of apt. for rent or Buy
Prices are still going down
People are not moving as there are no jobs

I'm living in ny for couple of years and real estate is what i do for living. renting and selling apartments.
The market is HOT right now, no question about that, but lanlord stopped paying concessions to brokers/tenants already 15 months ago, some still paying - for places that rats dont want to live in.

About the Plaza of Tshuva - the asking price was over $60M. but the thing is that 2yrs ago, there is an apartment that has been sold in 15 Central Park for $57.5M and that was the city's top sale.
BTW, today there is a town house for sale in Upper East for over $90M.


Now, i dont know where you brough the statistics from, but an avarage apartment in the city doesnt cost $1.37M. what does it mean avarage??? there is an avarge?? you can find a nice studio for $300k or very nice loft for $900k prime location.


The Electra - fantastic building but wayyy overpriced!! studio for rent is over $3k a month. for what?

I am a relativly big real estate investor. Everyone i am talking to is telling me the market in New york is going down for at least 2 more years. I am not sure where this information of the market going up is coming from. Its just summer time right now and it will be a very cold ugly winter. Especially in Europe but NY too.
